How often should I service my boiler?
Once a year, every year, even if nothing seems wrong. It keeps your manufacturer warranty valid, and it catches the small stuff — a worn seal, a sensor starting to drift — before it turns into a breakdown in the middle of winter. I send a reminder text when yours is due if you're on my books.
Do I legally need a landlord gas safety certificate every year?
Yes — it's a legal requirement, not optional. Every gas appliance in a rented property needs a CP12 safety check every 12 months, carried out by a Gas Safe registered engineer, and tenants must get a copy within 28 days. I can usually turn these around same-day, appliances and flue checked, certificate issued on the spot.
How do I know if my boiler needs replacing rather than repairing?
Rough rule of thumb: if it's over 12–15 years old, a repair is going to cost close to a third of a new boiler, or it's broken down more than once this year, replacing usually works out better value long-term. That said, it depends on the specific fault — I'll always give you a straight cost comparison on-site rather than push a replacement you don't need.
